Residents Petition: Refusal of RUDA’s Appeal For Certificate of Lawful Development to Green Field

Dear Residents and Friends of the Parish

Following on from various Public notices, meetings and discussions, CARA has taken the decision to make available its various platforms (FB, Website, email lists etc.) to provide information for Parish Residents and enable you to make informed decisions regarding the above appeal. Many of you will no doubt remember RUDA applied for PP to increase their number of Lodges in 2018 and to use a Green Field Site within an important Area of Outstanding Natural Beauty (AONB). After various changes the Parish Council & North Devon Planning Authority refused it.

RUDA withdrew their PP and reverted to an earlier successful PP 56528 which authorised changes to their Licence to operate an extended number of days. The above Appeal is drawing a vague interpretation of PP 56528 to allow the same development on the same green field site with seemingly no cap on how many units to be installed.

Croyde Residents have now raised a Petition to the Planning Inspectorate based in Bristol which has to receive all objections by the 6th December 2019. You are being asked to sign this petition for the following reasons: 

  1. North Devon Planning, Georgeham Parish and the majority of Croyde Residents have said NO to previous PP’s

  2. Green Field Site is set within an important Area of Outstanding Natural Beauty and runs contrary to the North Devon & Torridge Locality Plan and the emerging Neighbourhood Plan for the Parish

  3. The Appeal appears to be a very vague interpretation of PP 56528 which was to increase RUDA Opening Times

  4. The Proposed establishment of static caravans would be outside the Development Boundary of Croyde

  5. Sets a dangerous precedent for the surrounding fields in and around Baggy Point and Croyde as a whole

Although this Petition is focused on the Legal Aspects of RUDA’s Appeal, we cannot ignore the impact of increased traffic in and around an already very congested and dangerous road within the village of Croyde.

CARA has provided this information to all Residents within the area to enable you all to make an informed decision as to whether you support the Petition.
